I’ve ALWAYS found zoning to be very accommodating to me, a onsey twosey investor vs some big developer.Also zoning can get you to the STREET ADDRESS ASSIGNMENT CLERK…If it is a duplex and u want to use it as a duplex… it’ll need an additional USPS ADDRESS.That’s actually FREE & FAST…The clerk did it for me (county just north of Charlotte NC) while we were on the phone!!

PennyMac will definitely not allow this.They do conforming loans, conforming loans cannot be in an LLC.You would need to refinance into a NON QM Loan.I would consider a DSCR Loan depending on the LTV and your DTI.With a low LTV a DSCR Loan can price out the same or less than a conventional loan.You then calculate how many years worth of tax savings it would take in order to recoup closing costs to see if it's worth doing it.Feel free to reach out I can give you a quote in minutes with no credit pull.

@Carol D.They are a regulation a+ offering so they will be required to report bi annually the financials to the SEC and you can see financial strength of the company.Just remember most companies may issue distributions but are not profitable the first few years due to high startup costs for a company
