"Realty" certainly implies a real estate company and commonly used as such and I believe the use is reserved by the National Board of Realtors, not sure but gut says so.

I've watched numerous videos on REI strategies and systems to the point I think my brain is about to explode but haven't learned anything useful other than the fact that these programs are extremely costly.

A lot of product nationally was built during the boom years and was either over leveraged or wasn't able to meet projections (& was also over leveraged).

I also know that mid-block is harder to lease up and are generally mom and pop tenants versus national ones.

Many of our communities are gated and have numerous amenities, but also have high monthly HOA fees, which will affect not only your property appreciation,  but also monthly cash flow.  

Most of the ones mentioned will operate nationally regardless of where your exchange is or when their.

I saw numerous duplexes and triplexes in Arlington listed, but only a couple quads were even listed nearby.
