Dig deeper and talk to management companies, and see how long tenants tend to stick around in the specific segments of the market that you think would work best.Remember- if you research and base your decisions off of what every other investor on this forum does, you're going to end up banging your head against the wall trying to monetize concepts that have been wrung dry by the masses.

I had Lexus Nexus in my office when I had my HML shop.. we used it to suss out borrowers ( make sure they were who and what they said they were).. its incredibly powerful tool to dig into all sorts of data bases..My wife gets calls on her cell phone for our properties all the time..

Slapping some drylok on the inside, removing some plants and throwing some dirt on the outside may not be an adequate solution, in fact I'd be surprised if it works... possible legit solutions will be to dig up the yard to assess the outside of the foundation wall, and address the pressure issue by back filling around the wall properly, sealing the outside of the foundation wall (not the inside), improving the negative grading issue with more than just adding some loose dirt on top, and adding French drains.
