If you owner-occupy you can finance it FHA or VA, come in with little money down, and you can skirt some of the STVR regulations in Savannah (as long as you purchase between MLK and Broad and north of 37th-ish (I forget where the exact line is.))

-The property is on one of the top 5 busiest & well-known roads in the city, along with 8 other storage facilities (all bigger and more up to date) within 2 miles.  6 within 1 mile. 

I just tried to buy a duplex in near Victoria Park, it was actually 2 blocks North, in a cheaper neighborhood but on Victoria Park Road.

Any advice on where to look for companies that will do this in north GA?

Also home offices haven't been a red flag in quite a while since now so many people work remotely.ANDHaving a home office increases the qualifying deductible miles you have substantially since it converts drive time from home to REI related things from non-deductible commuting to deductible miles.
