So they are financially misaligned on long-term performance (and I think this is why there are so many people who have had bad turnkey experiences) And, as someone who has done lots of rehabs directly myself, I have seen hundreds of ways that turnkey operator could take shortcuts (to the detriment of the investor but beneficial to their bottom line) which investor could never detect (or not until years later when it's too late).

I simply went on Facebook marketplace and bought one off someone with good reviews who could deliver it.The internet has revolutionised things across many industries and especially in the real estate industry.

@Nader Hachem- thanks ...at this time the  40 yr loan is looking like it will be for primary homes ..this likely will change if the program  proves to be  popular / effective and most importantly profitable for lenders in their  secondary marketplace ....the terms for this type of loan  will liekly be  even  higher than the  reg  30 yr loans  so  you should do the math  and  analyze when presented with the option - good luck out there
