Doesn't the seller maintain the loan in their name, therefore limiting their access to gain another loan on a new home?

Feel free to PM me.We are a avid fan of using LLCs to hold our property for a number of reasons: 1) The liability issue, so we hold about $5 million (approx 20 to 50 SFHs) per LLC as a way to place a firewall between all of our holdings; 2) We use it as a way to concentrate our holdings for easier tax filings (ie, our FL LLC only holds FL property); 3) Investor ownership to allow each investor to be segregated in what they actually own.

At some point, usually after about 12 hours, an equilibrium is reached where the concentration remains fairly constant.In any event, Radon would never be a deciding factor for me as to whether I purchased a particulr property or not.I know this was long but, I hope it helps.

Where I have single family homes I will have a concentration so that I can get some synergy in terms of management, maintenance and market intelligence.I like investing at a distance when it comes to buying cash flow.

The houses also are not maintained the best and not of best quality b/c frankly college kids aren't mainly concerned about the look of a house.

Actually that is how the WCRT was born and has maintained just teaching and not selling as a huge philosophy.Can't say it has made a ton of money but sometimes doing what is right, well it is just RIGHT.However, I still go to all the other meetings because again I am there to network and meet other active investors.

I've owned single family investments, a working ranch, and office properties in the past, but concentrate on multifamily at this point in time, holding property mainly in Texas and Montana.
