Looking to FHA 203K a duplex / triplex in the JC area. Question is - is that the appropriate financing lever, or should I get a conventional FHA as it would be my first purchase?

- Purchased a 1960's vintage building, 18 units, in 2017 for $1.5M- In a major urban city in the northeast- Put $400K down and have paid down $100K in loan (so the balance is $1M)- Purchased it to supplement my 9 - 5 and use it as a resource of income to retire (15 20 years from now)- It's comprised of studios, 1 bedrooms and 2 bedrooms.

Its lower cost of living has generated strong housing demand due to its proximity to northern Virginia/DC.

I am trying to find a house that I can convert into a duplex so that I can rent out one side and live in the other.

Investing in Stowaway SS appealed to me due to its stable demand, lower management costs, diverse tenant base, scalability, resilience during economic cycles, and potential for generating passive income.

It seems there is a significant discrepancy with the cost of housing (very high) and rent (much lower then the cost of housing).

If at the end of the year I have ended up not making as much as my expenses is it technically considered a loss or since I own the house, has the house provided me more income?
