One has a hard deadline otherwise the buyer may lose the home and the lender may lose the ability to provide the loan.

I am fortunate to be surrounded by knowledgeable brokers, agents and hard money lenders but feel I need a solid plan in place before I attempt to tap the resources around me. 

Lots of schedule Es I can not read or understand.I obviously know my rent "income" and my costs (especially since I make NO positive cash flow money on it and mostly loose money (last year I lost "only" -$1175) so i want to know what i made in appreciation versus how much I lost per year for the past 20 years.

How many bookings do you think you are losing to those only wanting to stay for 1-2 nights or worded differently, are you getting enough of the longer bookings to cover your costs? 

I really wish I looked into him more before spending this kind of money.

Seems like it may be better control of your money then SDIRA and less fees.  

With your permission, please allow me to go first.There was a time when I believed that if you didn't come from money, you couldn't get anywhere.

It's a great program to utilize and a creative way to get into a home with low or no money down (3-5% downpayment covered by the grant).

For me it is the money and I paint myself but think hard about that in your situation.
