Chores, code of conduct, locks on doors, allotted kitchen and fridge space, common area rules, guest rules, etc all become very important.

I lock the car and keep minimal cash.

You can put them around the lock area, or spread them out closer to the top and bottom.

Other cities come out with you to change the locks and require you to leave everything in the dead beat's apartment for up to 30 days so that they can make an appointment with you to come get it all. 

I'm assuming its fallen with the rest of the market since then, which is why I'm so hot to get it locked in after the next Fed meeting. 

Second, in the current interest rate environment where rates are historically low, you may particularly benefit from a fixed rate 30 year term, because (a) it increases the likelihood that at some point over the longer loan term higher inflation will return and the dollars you repay with will be materially cheaper than the dollars you borrowed and (b) you are locking in the use of long term capital at a rate below which you may be able to access capital in the future.

One of my most profitable deals last year was only changing the locks and selling it to another investor. 

I'm going to call the lawyer in the morning, but Buyer is ready to meet and give us the down ,and we are ready to lock the deal up.
