My father wants to use his SDIRA to provide a loan to the LLC him and I are equal partners in.The loan would provide the additional funds we require to purchase an investment property.The LLC would pay principle and interest at market rate to the SDIRA.Would this be considered a disqualified transaction?

I would be inclined to bundle the rents and allow them to sublet it with you getting final veto rights on any proposed tenant.

They may need to pay their agent out of their own pocket and they may not have the money for that in addition to the down payment (buy-side commish is usually baked into the sales price and paid at closing from funds to the seller, so the buyer can roll it into their loan and finance it rather than paying out of pocket).

I will likely be seeking advice here if I run into issues.Purchase Price: $155,000 (Down from asking of $175,000 to $160,000 and finally to $155,000 after higher rehab)Rehab Price: $79,900 (Original estimate was $60,000)Appraised value: $310,000 (Original Estimated ARV: $285,000)I am hoping to list it for $319,900 or $314,900 when the rehab is completed in about 7 weeks.This is so far my only journey into Real Estate investing and hope to do much more and learn to scale my portfolio quickly and get to use the BRRRR method when it is available and makes sense.

You can get “blanket loans” but they’ll be higher interest and make it a little harder to sell.
