Rent to Own/Lease options in Texas longer than 180 days have such stringent guidelines that no one does them legally.

An HOA is a distinct legal and tax entity with its own tax return.Doesn't matter that the board is made of of owners.

Is it legal to only have a through-the-wall a/c unit WITH HEAT that is designed for 550 sf? 

If you do not receive the rent online or by mail on the required date, then you begin legal proceedings to evict them.

@Gwen Fyfe an offhand verbal remark doesn’t constitute a legally binding contract, especially in real estate.

There has to be repairs done in a timely manner and you are legally allowed to withhold rent, not negate from paying it altogether, but withhold it.

@Anthony Mai you legally have to intend to live there for 1 year which it will say on your loan docs.

But the legal framework allows for the sale of securities under an exemption to the registration requirement so long as the securities aren’t sold publicly, which by-and-large means “aren’t advertised”.  

My question is, if they aren’t out by the time I get there on Saturday or have stuff there still, what can I do within my and their legal rights?
