I have a short goal of 4 years where I may want to sell the property/properties and help my kids with college, or I may not have to.So I ran the #s, by investing in the 5 properties after 4 years I would have made about $100K more than if I would have bought 1 house in cash. 

Kidding aside, I know what you mean, but at some point if it makes to move, it might be worth doing.

Have you explored multi families?

I just want to understand this mortgage change and explore options to have it lowered.

I may be SOL when it comes to negotiating any kind of favorable terms for my business, but I'm definitely going to explore every avenue.

Before exploring this concept with a qualified legal and tax professional, I wonder if any of the community has anecdotal experience around taking a distribution from a 401K and balancing the earned income taxes with paper losses from doing a cost segregation study. 

I come from a long line of restaurant operators and chefs (I chef around on a daily basis), and have been dreaming up restaurant concepts ever since I was a kid. 

I think land contract would work because I could convince the owner to do it instead of trying to convince an bank to give a broke college kid a loan.

We are coming to the college years with our kids and we are finding (no surprise) that college is expensive and very expensive if you are an out-of-state student.
