There is a a healthy market for performing notes but you need to do your homework to make sure the loan was properly originated and the collateral vale supports the note in the event of default, etc..

No harm in this, so long as they are made aware when signing up.I do like to see that you would do local homework, verse some of the other mentors who it seem try and use general info, and apply it to specific markets.

hi bp'ersi am trying to find a loan for 90,000 but my debt to income ratio is a bit high as i've been putting most of the profit from 14 units back into them. i've aquired them in the past 2 years so it's been somewhat compressed. they're all rented and i'm pulling noi of approx 2500/month.i have 30k cash and i'm looking for help. this would be for my primary residence. believe it or not, the house is being sold by my ex and i don't want my kids to have to move so i waould just move back in once she's out. the house is in a top school district and in a desirable location. it would definitely appraise around 120k.thank for any help!

They are only doing their job so I do not fault them, but unless your kids play t-ball together 2X a week you should not be on a first name basis with them and it sounds like this owner is. $800 net with $90K contract plus repairs don't sound like a solid deal to me.

Right now it's just dirt, and I've done some homework and it's going to cost about 10k to get the drawings from the architect, and about 350k to build, but the revenue model I have figured out should make this a lucrative property.My concerns are, how can I earn money in the meantime while it's just a lot?

Vaulted roofs can get hot you need to be careful check out the right way to do or you can end up with buckled roof from too much heat .A roof needs to breath, it is hard with a vaulted ceiling be care full typical vents will not work tricky do your home work !!
