I've been involved in landlord issues at the national level in NAHRO with HUD, not just PHA units, the number one mess up by landlords is overbearing restrictions trying to control their property.

If there is a realtor or a lawyer involved in the transaction, you can almost guarantee that a lawsuit will take place.

You also may want to consider a three or four family where you will have a little more involvement with management and maintenance but you will also see more cash flow and you are still able to get into the property with little to no money down depending on your situation.
