That means if there's a delay on one job (e.g. a sub called in sick, material didn't show up in time, etc.), another gets bumped up immediately.

You will find the right deal in time.

I currently don't have the cash to purchase these deals in the event I could not find a buyer in time.

I would suggest that if you were going to put in money but not time of your own, may be structure it 50/50 but since you're also putting in time, perhaps think of a 55/45, 60/40, whatever makes sense to both of you and whatever seems equitable.

You have to be careful in times like these where you have little going on, sitting on cash and wanting to do a deal.
