Just food for thought.

The major thing I'm seeing is that nationally recognized tenants, such as fast food chains, pharmacies, dollar stores and regional grocery chains don't really yield a cap over 5% or don't have a lease more than 5 years. 

Here's some food for thought:Before you make your first investment, meet with a mortgage/financial professional.

Has Obamacare, Section 8, Minimum Wage Laws, Rent Control and Food Stamps changed the disparity between Tacoma and Wallingford?

She likes to pile trash by the trash can, and gets her food/trash on the floors without cleaning them up. 

-are there food multi family opportunities in the area?

Wilsonville schools have been ranked very high.Just food for thought...I am no pro but am looking into rentals in the local area myself but have no rentals at this point. 

Some investments would probably go down - most of the ones we typically think of as investments, most likely (real estate, stock, etc) - and other items (let's call them investments) would become super-valued - radiation-free food & water; geiger counters; weaponry for fighting off zombie hordes.
