As your loan gets paid on time, and you show a positive trendline of increased DSCR I'm sure you can ask to remove this quartlerly requirement.

I have a chance to buy in (via TIC) to what is basicly a 10' x 24' shed at an advantageous price that  I've been given the verbal ok from SF Planning that would work for an ADU.

 A gradual increase may have been a more successful approach.  

It sucks but chances are that if one inspector says it needs a roof, they probably all will.

Have taken the chance a few times only to regret it.

My concern is the loan amount increases over $50,000.

So if it sold for $110k, or $100 per square ft, chances are, your 1000 sqft property is worth about $100k.
