Ok, forgive my ignorance but if you're trying to BRRRR, should you have an agent?

Sometimes I get a call from the listing agent wanting to discuss the offer and sometimes I'm ignored.

If I was on the other side of this argument, i.e. the IRS side, I would destroy it.I'm waiting for someone to suggest that @Brian Henry can simply ignore his son's living there and pretend that the house is 100% rental, with only 2 tenants.

In two solid years of doing this, our biggest problems have been: an international guest who ignored our no smoking policy (and we easily got them to pay us an additional $200 cleaning fee after filing a complaint with Airbnb); older guests who can't figure out how to use our nespresso; and some broken plates and glasses.

And it is ignoring (I think) the positive principle buy by the tenant as well.
