It is still possible in this market, you just have to be prepared to move very quickly (showing within 24-36 hours of the property hitting the MLS, offer no more than 12 hours after.)

If they have not paid by close of business on the 4th, they get hit with a late fee and have to pay with a money order so I know the funds are guaranteed.Second, the tenant is offering to pay rent but playing games.

They did buy and renovate a house but instead of flipping, they refinance it at a big profit and rented it out.I could afford a 40k loss but it would be a big hit (about 1/2 of my total cash in the bank).
