I too am an engineer so I know you have your hands full with school, but BiggerPockets is a great resource to add to your education. 

He won’t have his hand in any other part of the business besides putting his name on the loan.

I am working on coming up with some sort of side hustle or some means to make more money, pay down debt, and start setting aside money for investing.My thought for the career change is hopefully a pay increase, but also a way to gain first hand knowledge while earning income and building my portfolio.My questions are this:1) Would making a career change to RE be advisable?

I’m thinking more about to heading into residential, and I have found out the book for the state of CT so hopefully I can find the notes or just get it before hand

Best case scenario, you get your hands on a fourplex with an additional room that technically shouldn't exist.

Even if you ordered the lien cert hold-for-pick-up I doubt you would get it on time.Close on 12/28 and title can hold seller proceeds until the lien cert is in hand.

Sounds like you got some "professional renters" on your hands and that's never good..

But off hand I anticipate around 40k but I can be completely off.
