Who on here has extensive experience and knowledge managing a bigger Multifamily property?

Due to such of extensive remodeling and high quality of the finishes the property was sold to one of the neighbors co-worker that was looking for a house in this area for over 1 year.

I have a extensive background in construction and currently work as a project manager in commercial construction.

When you don't have any silver hairs to add to your credibility, people will look to other external cues to judge you. 

If the work is not 100% complete by the end of the Escrow period, loan may implement a .50% (on total loan balance) extension fee that will cover an additional construction term of 60 days.

Does anybody have a pulse on assessing the likelihood of an issue that would require extensive work and money to improve such a property?

Option 2 would be a much cheaper option, no numbers were discussed but we discussed no payment during vacancies, no fees for turnovers or renewals, and monthly fee would be a fixed fee or a percentage of rent that we agree on.Option 1 involves much more extensive fees.

Contract or bids were submitted to HUD back in mid December and I believe it was approved.Now almost 4 months into this and 4 contract extensions later, auction.com cannot give me any info about status and refuses to give me a realistic timeframe yet they are asking for a 5th extension.I have $2500 earnest money tied up in this so far and it is still a good deal but cannot wait indefinitely.Any thoughts on what to do next?
