You might be able to take some sort of bad debt write-off but you have to make a reasonable effort to collect first.

i do plan on holding the property, the certain guidelines are ok because i like a house with some effort put into it. it is my first one and i would like to use it as leverage for future buys, or new constructions. since they just recently deemed the area historical it is going to take up to 6 months to see what grants i am eligible for but i am looking forward to it.

Honestly, the best way to limit your legal liability is to do everything correctly and show a good faith effort that you did everything per code.Building permits don't kill deals, and if you included the costs in your remodeling budget, it's just another cost of work item.

It is amazing to see how much attention to detail, and effort, these guys put into the group.
