And then write up a lease that says month 1 & 2 rent is $X (market rent plus hassle factor.).

Both apartments are currently rented, would this be an issue in the future to get tenants?

I would start by building out a basic P&L for what the property generates today vs. what it will generate in the future, and factor in any capital expenses required to get there.

You've already identified where you want to be and what type of RE you want to do...so those are 2 huge goals that you've identified right off the bat.All it takes now is money to get into the game.
