I did some further research on the city's website and called them and Anaheim is not issuing any new STR permits at this time.

For a first deal it felt safer than a single family rental due to the fact that while possible, the chances of all units being vacant at the same time is much less than a single family being vacant.

Is he talking about cost based on what the total cost of the property would be over time, or just what the total cost of the property would be to the REI over time? 

Are they legit, timely, professional and pleasant to work with?

Joshua Tree is definitely interesting selection - probably destined to be a very volatile rollercoaster market - trends toward big overheats and then big crashes after over-builds, people that can time the bottoms over a long time frame can probably succeed very well
