@Wesley Tripp While I dont recommend wholesaling with an agent involved, in this case if the seller has not signed an agreement with the agent, they are free to sell the property to whomever they wish.

Hi Eva, Typically the lender will underwrite the loan as if you used the full line of credit so it could potentially change your debt to income ratio.

Can anyone recommend an investor-friendly agent that can help with the legwork in identifying a property etc?

Personally I wouldn't use Zillow, I can only imagine they want to introduce a future fee for the service.

Then a year later, when I learned they still have over 30 vacant condos, I figured I pick up another one for $40K, but this time the real estate agent said, they're going for $65K now.

We've run into some lenders who don't season but they require you to use their Hard Money services.
