No doubt that house hacking has become more challenging in the last few years but it is often still a much better option compared to both renting and buying a primary home just to live in.

Columbus, Ohio is still a great option for real estate investing, offering both cash flow and growth potential. 

For cash out refinance DSCR, you can typically get up to 75% LTV (I have seen one option for 80% LTV depending on what you qualify for and the property location).

Compare that to being able to easily compare options and know what you are getting into and being able to see what is going on, even if you are inexperienced.Check all the threads here on Bigger Pockets about turn key companies that were/are scams/ not as promised/disappointments. 

This is probably your preferred option.

You should look into other options for being able to use those funds.
