@Philip HyMake a savvy accountant your friend and bring them in on deals or partner up with one who likes a little risk...Most generally you’ll need the “show me” ROI tools to convince an accountant... they like to hunt, fish and camp as well...

They may respond with1) Oh yeah we had to get 37 different forms in triplicate from the state and county which resulted in a review of a new tax thingie.... requiring all 7 partners to call a meeting with officials from Fish and Wildlife, but in the end we only had to send that form.

What I see for too many people with properties this size, is that they're buying themselves a job.I normally go to Cabo every year or sometimes 2x a year, normally fishing.

I'll pay a PM around $3K a month to avoid maybe 8 hours of work, over charge me for maintenance and place tenants that change their Harley transmission oil in my living room.

I just actually rented my first str on a fishing trip to montana last week and I used VRBO.. and looking for a unit in Maui when I go in Dec  so going to use VRBO again.WE have our first one as an owner up and running in INdy.. got tenants first week on market.. hopefully a good sign.

Towns typically have bigger fish than this to fry, unless there is a personal beef involved somewhere or you are creating a major nuisance in the neighborhood.When you say the zoning has been switched, is this actually the case or are you just referring to the tax card which says 'commercial' '4a-commercial'?

The only thing people havent mentioned is having backup electric heaters if the oil or gas go out.

(This is why I also don't use flat paint anymore despite it supposedly being easier to touch up, since pet oils and dirt sink in).Despite that, I will always accept pets(in SFR only).
