Is there a simple way to hire a firm that can check the financial health of a company that wants to sale their building and do a leaseback?

My general perception is that "southern" Union City (e.g. south of, say, 15th St), and further west (closer to North Bergen) is less desirable, although the border between Jersey City and Union City is nice, and east towards Manhattan (on, say, Palisades Ave) is very desirable.

We just didn't see the need or have the desire to write a series of 5 books about it that are basically rehashes of the same fluff. 

I would strongly recommend that you find a property manager/property management firm that specializes in the Investment Real Estate Industry and doesn't only do Property Management Services.

I have no immediate desire to sell houses, but it could be a helpful way to earn money plus I assume I’ll learn the ins and outs by acquiring the license.
