We have started an LLC and been given the green light from the bank on financing (as long as the numbers work of course).

It allows you to include the land into the financing with the build.It is becoming very popular in multiple states to find a nice piece of land or land lot and put a "Modular" or Manufactured home on the land.

Easy math is this:  $100k home.  50% down.  50% financed. 

If you doing creative financing (seller-finance/sub-to) you can close in your personal name, and some loans could require that it be closed in personal name (conventional).

Get your financing in order.

Every time someone reaches out to me for financing needs, I put them on a leads list and if they haven't requested a quote after 72 hours on my site, I contact them for an update.

A friend of mine has been a full time wholesaler since 1978 - I financed his first 2 deals and he made enough money to be able to operate on a cash basis since then.
