That home that sold for 180K is definitely better than ours now, i just meant its the same age, same home type, same bed bath count, same flooring etc.. and its 50 feet away vs the other comps being .5 miles away.

@Scott McGuire Many syndicators shy away from sophisticated (or non-accredited) investors because most only have single bulk cash to invest, and some investors can quickly get cold feet if a deal has some short term issues and require to have their money back.That said, you can still get involved with some sponsors via the 506(b) route and getting to know some sponsors by scouting BP is a good start.

I totally understand where you’re coming from, but I feel that I want to start small elsewhere, get my feet wet by getting a few deals under my belt, gain momentum, and then when I feel more comfortable with more connections and experience, I’ll definitely consider investing back home here in SoCal.

For the sake of simplicity, if the total square footage is 2,000 square feet for the garage and the house, and the garage unit is 500 square feet, then the garage takes up twenty five percent of the total property.
