I also recommend driving through the "bad neighborhoods" yourself to get a feel for the area.

It's mainly a PMS but we use their free website tool for direct bookings. 

You can renovate your way into some equity if you feel confident in your underwriting, but that doesn't solve the cash flow problem. 

I am not really sure how this would work with an FHA loan since I mainly do non-QM, so if anyone else knows, feel free to chime in
