Cold call as many PMs and Agents as you can, some will be extremely helpful, other will not be so don't limit your exposure to just one or 2 opinions.  

I just like the fact that the experts run the numbers through their software (although I do my own checks as well) and if it doesn't jive, they won't give me a loan.

The challenge in our market is that there is an extremely limited supply of duplexes...which is why many people starting out jump into the room share strategy.

If I run into a situation that I am uncomfortable with I will bring in an expert.
