They have all done well, but the ones in San Diego did better than the ones in Gulf Shores because of rising property tax, insurance, and storm damage of the Gulf Shore property (but the occupancy was good in Gulf Shores, but my expenses were more fixed in San Diego).  

Air and ocean temps will continue to rise, storms and flooding will become more extreme. 

So I don’t see a huge advance of waiting for the market to fall another 10% because interest rates will probably rise another 2% by then.

The HELOC isn't a good idea with rates on the rise.

Good tenants are offered the same price to renew with many landlords where if the switch landlords their price will rise a lot.
