I wish I had found bigger pockets earlier, but it's definitely given us the confidence to push forward in our real estate endeavors.

For me that has been the number one book I've gotten value from in all the creative ways to come up with financing my first endeavor. 

I then plan to use savings and any equity in my primary residence through a heloc or otherwise to continue to fund more multifamily (or possibly other endeavors) at a moderate/conservative rate, all while the investment properties pay themselves down where I will either continue to live off of the higher cash flow once they're payed off or sell some or maybe something else.

I guess I’m kinda like your wife’s parents, a little financially conservative, and I really get kind of worried about the idea of taking out loans to start real estate endeavors.

You are throwing alot of ideas into the mix so trying to figure out your objective, career or investment or both.Being a property manager, agent or appraiser as a full time endeavor is very different skill sets.Buying and fixing a property is a different and better angle.
