Once you narrow down the city and the prices you want to invest in you can go to every city and find an online rei group and email questions to local realtors, property managers, investors. you can email me as I will have 2 off market buy and hold houses very soon in the 200k range.

I can't imagine paying 1/2 that for just a sign that goes in the window....Maybe I'm missing something here.Also, with so much success they claim.... and not a single PICTURE of a finished product on their website.

This might help them more clearly see the risk that you are trying to help them avoid...at least I imagine that is your intention.In my experience most new investors fail to spend the time it takes to understand market dynamics and to discover which markets are best to invest in at any given time.

So this is a bit confusing.As a home inspector, I can say that your home inspector should be able to tell the difference, but I cant imagine a plumber installing a hot water tank to provide heat to the house.On another note, there is no such thing as pass/fail for a home inspection.

But the main thing is call back your people that are responding quickly and put in a phone number where you can be reached. the email thing is such a round robin when renting, hopefully this will increase your leads and you'll rent it right away...

You will be required to pay taxes in any state in which you do business, and I imagine registering the LLC will be required in order to pay taxes in any state.
