Emotions need to be cast away and your business always eats first. even before you.

I started out physically looking at properties first, but our market is pretty hot right now and I'm only starting out so my price point was around 60k with limited rehab (which is like the ultimate golden egg that lots of investors are looking for). 

There is no sense to eat the money on YOUR investment. 

I have never had a problem with any sub issuing me a notarized waiver, I hold the check until I receive it....this elevates the reluctance since they want to get paid.Good luck,Sue Houghchicken and the egg in our market subs wont sign lien waviers unless they have check in hand.. and our banks don't require them as they feel copy of the contract and cashed check is sufficient.. but you know subs  LOL 

I rented it $100 month less than the others because I figured that eating a mortgage for 1-3 months would wipe out any profit.

On top of that, CL is stocked to the gills with scammers, wholesalers who are illegally marketing properties - often daisy-chained (trying to mark up another wholesaler's deal) and clueless wanna-bees, all of whom eat an enormous amount of time.I finally pulled the plug on CL completely with the exception of posting a listing that I have for sale. 

Also, the 15 year mortgage idea would eat up all of my cash flow and while that will pay down the loan quickly, I prefer the cash flow at this stage.
