If we were late on a shipment and we caused the line to shut down, this manufacturer would back-bill us up to $50k/hr.The decimal place may be different in residential construction, but the concept is the same: If materials aren't where they are supposed to be, the builder loses money in both obvious ways (plumbing standing around with his finger in his ear)... and not-so-obvious ways (Having to reschedule things, look for materials, make phone calls, project manager going into emergency mode, subs have to be rescheduled, etc.)I have yet to see an investor who is willing to even entertain the idea that they should be backbilled $200/hr because a faucet wasn't exactly where it needed to be when it needed to be there.

Gary: yes thanks so much for calling, I appreciate you giving us a ring, I would like you to just jot down a couple pieces of information on that marketing piece, do you have a pen handy, I'm happy to wait… Bob: Uh, yeah sure just a second,… I have a pen, shoot.

Then we had to tie the trusses, blocking, and walls together with 1/2" sheathing and a lot of ring shanked nails.

We stopped doing so when it became clear to us that the CFPB was going to institute new rules regarding servicing in 2014 that would make it very difficult for a mortgage broker and investor to work together legally.I have repeatedly warned people on Bigger Pockets of this problem, but have been pretty much ignored by many who want to continue to do business that way and they have been sticking their heads in the sand and covering their eyes and ears.

If you all have any advice on resources or guides on deal analysis, I am absolutely all-ears!
