One part is how crazy or liberal is the HOA- a great way to find out is knock on the neighbor's doors and ask- most people are not afraid to rave or spill the beans on their HOA.

I have a duplex in the Indy area ( 30 minutes from downtown)  AS is value 15 to 20KI want to give it to someone for Free... in exchange I want this person to chronicle on BP with supporting documentation and pictures the fix up process  ( it needs about 10 to 15k to get livable)  once rehabbed its worth 35 to 40k I would surmise.. rents would be 500 a door or so..

The problem with condensation on the ductwork generally occurs when you have a building that has air leakage or you have an entry door that is opening and closing a lot so that moist air is in the room and this moist air condenses on the outside of the cold duct.

Also we had a laundry room door that was overall in good condition but had some normal wear and tear at the bottom, well they must of decided they didn't like the door so they stored it in the outdoor building all year and its covered in dirt and mildew.

I'm completely new to real estate....started earlier this month mailing yellow letters (about 200 thus far) for wholesaling, am considering door knocking next, attended a RE club here in LA and also have a small amount (substantially small) to potentially invest in a property now....on that note, I'm actually on the bend on if that small amount I should invest by purchasing my first property to rent/lease or invest those funds in marketing.
