Turnover of about 3 weeks but could be longer depending on the time of year.Poor planning is the biggest contribution to turnover cost. 

Also, it was much easier for me to just make a quick drive over there and unlock it for them so they could continue with the move than it would have been if they would have had to call a locksmith at that time of night and wait around while all their friends/family sat idly by with all their belongings still in the moving truck out front.I can tell you that they definitely appreciated it and I'm glad I did it.  

If your experience is pretty thin you can dress it up by mentioning any classes you've attended, real estate networking groups you belong to, stock market investing experience, any relevant work experience, and also who you have on your team (business partners, your realtor, property manager, contractor, accountant, etc.)Let me know if I can explain anything further.

Or did you create bonds with restaurant owners and pretty much just told them, that if they get more people then they can make more money on drinks...? 

. :)we were on Encina Grande and I had another lot over behind the liquor store on El camino cant remember the name.. its too painful just kept those two and I would never need to be on BP would be living the life sipping umbrella drinks :) 

If you have a decent understanding of RE, reach out to the owner and see if you can take him to lunch/dinner/drinks and talk to him about his portfolio: how he built it, challenges, victories, what's next, etc.

You just want to make it clear to them that getting renters insurance is a good idea because your property insurance does not cover their belongings.
