So to answer your question, banks are willing to lend on LLC but you're looking for a commercial bank.

How can a seller credit be paid once the closing costs are already covered?

I am thinking a rezone to a commercial mixed use.

I've owned the house (SFH) for a little over 3 years, rented to the same tenant.  

The smell of mildew is strong.I know the repairs part...but the mildew smell and such will be a new challenge.Besides replacing the damaged areas, I was recommended to shellac the entire floors and spray a mildew solution everywhere.
