It's relatively inexpensive and you can represent yourself and others.The benefit of having an agent represent you is they understand the market, they can be an second set of eyes, they are objective and not emotionally tied to the transaction, they are skilled negotiators, etc.

The Seller pays their commission, they are market experts, they provide an unemotional and objective opinion, they are expert negotiators, you'll have a second set of eyes to see things you miss, and they can write the contracts to protect you and conform with law.Second option would be to use an attorney.Getting legal advice for major purchases from strangers on the internet isn't wise.
