I've done JV deals with some of our OOS clients in Indianapolis and I think that it's a solid way for investors to capture some decent gains while offsetting some of the risks of investing from out of state.Managing contractors is one of the more difficult aspects of flipping whether your local or OOS... you just have to keep them on a short leash.Congratulations and Keep it Up!

Most would call it a sellers market now, but who knows if values will continue to increase.the price of houses in my target area would be between 150k and 250k and it would be very difficult to achieve the 1%.

The upside is sort of being advertised, but not really... and even then it seen as something that can be difficult to accomplish. 

I can’t speak to PA laws, but it would be very difficult (as you are aware from personal experience) to ensure quality work on your property if they hire their own people.  

Low rents on units like that can be difficult from an expense ratio standpoint too.

The REITS have some very rigid controls on investment and leverage that make it more difficult for them to maintain healthy returns late in a market.
