I haven´t found a local REI club either and since you are the first person I find that shares the same enthusiasm as I do, let me tell you what I'm doing and I hope it might be useful for you.After doing a Market study about rents within different áreas that I thought would be profitable to invest (and within my possibilities) I used my credit and leverage a 39k, 25 year loan with a 7.25% rate and bought a small one floor house (72m2), the owner agreed to defer the 3k down payment into 10 monthly equal amounts.My project is placed in Merliot, which I believe has favorable ingredients like job sources, low crime rate, easy Access, universities, commercial malls and I think the “Diego de Holguin” will bring development to the área.

I had 3 to 6 guys working for me every night and we did most of our work in Delaware County, PA.Once I graduated, I started to work for an engineering firm as a field technician working all over the country on Cathodic Protection systems on pipelines.Last April I decided to get my real estate license because I wanted to learn about the industry and save on the commission for each rental property I acquire.Bought my first multi-family in Quakertown, PA August, 28th of 2019 ( I was 22 years old).

Thanks for your reply Tiffany - "Having money to invest does not make you an investor" - @Wendell De GuzmanHow true that is.I have fully scrapped the idea of buying those 4 new construction homes as Sean has pointed out is a bad deal for what I am trying to achieve. 3.8% return, I am better off leaving the money in blue chip stocks and doing nothing.
