@June Broce We do a ton of Transactional Lending for wholesalers looking to double close, some investors who are doing seller finance deals or same day purchase and refinance into a DSCR loan.If you can assign the deal and save yourself some money, it's the better option but I 100% understand why someone also prefers to double close and secure their profits depending on the scenario.With that said, you can buy/sell the land SAME day for a legit double closing. 

I'm in the position to apply(depending on lender DTI requirement) for conventional financing through the builder at <6% interest rate in this current market.

The number of homes listed for sale is expected to rise, providing some relief to buyers but not significantly shifting the market balance.

It depends on a lot of factors, but generally speaking, I like the shores and Marion oaks.

There's also Jefferson City which is just east of knoxville that has some upside too. college town near a lake which gives some upside for students or short term rentals depending on what you like to do.

It depends on the layout of the units and the number of units.

Finding someone that is trustworthy that will do all of that while you are living out of area, and providing money and the lot has value.
