Hi @Andrew Laing,  If I were you, I would amend your purchase agreement to have the property delivered vacant.  

I had an attorney who promised me the moon and did not deliver a single thing and that still bothers me until now.

When I first saw the property I was told that it would be delivered vacant.

."** Section 18(b)(6) "that written notice of any membership meeting shall be mailed or delivered giving members no less than 10 and no more than 30 days notice of the time, place and purpose of such meeting except that notice may be sent, to the extent the condominium instruments or rules adopted thereunder expressly so provide, by electronic transmission consented to by the unit owner to whom the notice is given, provided the director and officer or his agent certifies in writing to the delivery by electronic transmission;"

I used to make a decent amount delivering pizzas!

Also, you can run addresses through the USPS database to find ones that the USPS isn't delivering to.

I usually select the 4th option of not delivering HOA docs.

Thats around 600 tons @ 17 per ton delivered.
