We opted to make this a top-line property so we put granite countertops, SS appliances, hardwood floors and all new mechanicals, plumbing, and electrical.All 4 units have identical 2 bed 1 bath layouts but each has a slightly different color scheme in the kitchen and bathroom to appeal to different tenant interests.

Market rent potential is conservatively $750 each with much of the neighborhood averaging $850 for similar Bed/Bath sq ft.Comp average is dragged down because of two recent large purchases in the area of 20+ duplexes at a time resulting in 4 larger duplexes in the vicinity sold for 119k.

Let me rephrase this....put the monkey back on her shoulders (so to speak) by telling her that her failure to pay her entire share of her rent will force you to address the issue of initiating the process of eviction because of this.Thus it becomes her choice if she wishes to continue this behavior because of a really stupid and childish situation.Don't you wish you come sometimes send tenants to bed without supper or TV?
