However, a Delaware Statutory Trust might be a good option for you because it legally avoids the franchise tax issue and also allows you to scale your business without creating a new LLC every single time you acquire a property.

Things could be painful, but you could likely weather the storm.If you do not have a significant w2 income surplus, then I would suggest de levering. 

After reading and youtubing I found out that a Delaware State Trust, or DST, is the best way to go. 

This has been an incredibly interesting and educational topic for me, as being from North of the border we have many similar issues, but there are even more differences.

The area is very clean with literally no bordered up houses at all.
