Also most of the time people seeking owner financing would not qualify for the best rates from a bank if at all due to high debt or other factors, thus the owner would not and should not treat that person the same as someone with great income, no debt, and stellar credit

@Bryan Mitchell 20 years for the complex. 20 years for the downpayment equity line on the 5 SFR, a line of credit of 75k to make up the rest of the equity I could pull out of the SFR, they did give me additional on the downpayment to payoff existing loan but didn;t really require me to pay it off so I am planning on using that for other properties as my loan with my Parents is small, short term and relatively free(very low interest).

The 2nd issue is rents or monies pass due, if she signed it and did not pay it, then she is in breach of her lease.Personally I would move unalaterlly, file for unlawful detainer for the monies owed with late fees, and deal with her case, maybe see if the attorney can open a counter lawsuit for that case to try and force her to folder her cards
