Have you removed the shower head and checked for leaks, a cracked shower elbow and made sure that the threads in the neck where it threads into pipe connection in the wall was property wrapped with Teflon taped and tightened?

She will owe rent until a new tennat moves in and will be responsible for all your costs associated with finding a new tennat....advertising, screening etc.There is absolutely no reason for you to do her any favours.
