The neighbor was home when we visited the property ( homeowner who's been there 30y) he thought they cut a few (minor) corners when the renovated the roof over the covered porch.

Often, when you see someone complaining that we determined we could not fund their "great deal" one of a few things has happened - the comps they used to value the property are not the lowest ones (as the lender we base our offers on the "worst case" scenario) or they've not worked with a licensed GC to get the rehab figures dialed in and accurate (we are not going to fund based on "bro-pricing" or cutting corners) or there are risk factors as part of that specific deal that we see as potential roadblocks to a quicker sale.

I got issues with the tenant as I have a corner property, can easily accommodate 5 cars, but with nearby properties renting rooms out, they have no room for parking, so they use spaces on the street out in front and side of my property leaving no space for my tenants.
